Court decision on Greendale Village Shopping Centre
The site of the proposed Greendale Village Shopping Centre sat almost dormant for thirteen years until June this year when vegetation was cleared and boundary fencing was erected around the site.
After many extensions, an appeal and subsequent court order, the development has been granted a further 2 year extension to the 14th October 2023 to start construction on the site.
As I understand, the developer intends to commence construction within the next year, however that being said, this intention has existed for the last 10 years.
Hopefully this means by the end of 2023, Carindale residents will have a new local shopping centre to call their own.
Carindale residents have been frustrated with the lack of shops in the area since it was developed and have been forced to fight for carparks at Westfield Carindale for years.
This development presents the opportunity for a better connected suburb with opportunities for jobs for local residents and the opportunity to start forging our own identity for Carindale away from the major shopping centre.
Are there any changes?
There are a few noteworthy changes to the approved plan from 2008, with the largest being the change in tenancy. Woolworths will now be the main tenant, as opposed to Coles.
Parking remains unchanged at 306 parking spaces with 8 standard parking spaces redistributed to add:
1 extra disabled park
4 extra pram parks
3 click & collect bays
Several dump bins will replace the previously proposed garbage compactor, with trolley storage being added in the refuse amenities area.
The supermarket enclosure (including the forecourt) has been increased by 147m2 and amenities have been reduced from 358m2 to 100m2.
The amount of shade structures in the carpark has been reduced from 110 to 90.
There is 85m2 of additional landscaping in the carpark.
Fire booster pump relocated onto Scrub Rd frontage
So where do we go from here?
After the approval of the two year extension, the developer can now legally start construction work on the approved development application as shown above.
Unfortunately only time will tell of what happens next in this saga and whether history repeats itself. I have had multiple assurances prior to approval that this time round the project will start construction.
If the developer begins significant construction works, we will more than likely have a new local shopping centre within the next 12-18 months. If not, the cycle begins anew.
As you can imagine, there will be impacts during this project’s construction phase and after the shopping centre is established, particularly for residents in Coneyhurst Crescent and Holborn Crescent.
I am broadly supportive of this development going ahead as I know that many residents have been waiting for this centre to be built for more than 20 years now.
It is really important to me that we all have access to facilities within walking distance, and these new shops will provide Carindale residents the local facilities that many other suburbs take for granted.
I greatly appreciate residents’ patience on this matter considering this site’s history and will be sure to write out to residents should anything further happen.
